Use the formula M = P[r(1+r)^n]/[(1+r)^n-1] where P=loan amount, r=monthly interest rate, n=total payments. For a $240,000 loan at 4.5% for 30 years: monthly payment = $1,216.04. Add property tax and insurance for total monthly cost.
Conventional wisdom suggests 20% to avoid PMI (Private Mortgage Insurance). However, many loans allow 3-10% down. A larger down payment reduces loan amount, monthly payments, and total interest paid.
